The number of housing units available for sale in projects where construction has not ceased or has resumed since February 2022 and continues without interruption was reported by Marianna Bigunets, Sales Director of GAZDA Construction Company. On average nationwide, demand still accounts for up to 35% of the "pre-war" level. However, in certain regions (such as Zakarpattia, Lviv Oblast, etc.), compared to 2021, demand for new housing has increased by 1.5-1.8 times.
"At present, over 90% of the demand for primary housing is primarily concentrated in safer cities in a 'war' sense, such as Uzhhorod, Chernivtsi, Lviv, Ivano-Frankivsk, Zhytomyr, Dnipro, Vinnytsia, and Kyiv," the expert states. She pointed out that the vast majority of buyers are interested in housing ready for occupancy (with repairs) or in the final stages of construction (over 50% of available demand), in new phases of residential complexes or cottage towns at the active construction stage (up to 30% of demand), or in new projects with continuous construction work at the readiness stage of over 30% (up to 20% of demand).
"Since the beginning of 2024, it can be concluded that only actively built properties are being sold in the primary market. Buyers are willing to invest in housing at the foundation stage only with trusted developers who have long been in the market and have a good reputation. Citizens have become more cautious and have no intention of buying even 'cheap' housing in 'frozen' projects, the construction timelines of which are, to put it mildly, 'blurred' and uncertain, and the fate of such underdeveloped developers is also highly questionable," summarized Marianna Bigunets.
